SAA Trust summary of achievements for year ended 30th June 2023

During the 2022/23 financial year the SAA Trust completed another 4 sites
(each with 3 x two bedroom units) and leased them out to service providers of disability services.

We have been very successful over the past 3 years in that we have now
completed all 27 x two bedroom units funded through the Federal
Government. A further 6 x 2 bedroom units have been built in Perth, Tasmania funded through a private investment along with privately loaned funds.

In total we now have completed 11 sites, each with 3 x 2 bedroom units with 9 in the Greater Hobart region and 2 in Perth, Tasmania.

All eleven sites have been leased to the disability service providers for multi year terms with options to extend for 20 years or more.

We continue to receive very positive feedback from the clients and support
staff who love their new accommodation. In particular, they appreciate that all homes offer truly independent living and 6 star energy efficiency. Support staff have their own space and need not encroach on the privacy of the clients they support.

In 2023/24 we also accessed loans with TPT Wealth and purchased a 1.2
Hectare flat site at Shorewell Park (near Burnie) which now has Planning
approval for a further 5 buildings. This will eventually accommodate 24 clients along with 6 support staff and includes a number of new and exciting floorplans. The floorplans now include the option of single units or 2 bedroom units or a combination of both. Furthermore, we have plans for some standalone 2 bedroom accommodation units that could be used to house support staff or anyone with a need for a home.

Our first building on this Shorewell Park site will be completed in November
2023. It consists of 4 x single units (each with their own kitchenette), a two
bedroom unit as well as a shared unit which has a large shared kitchen and
lounge area, a shared laundry and support staff sleepover over room.

This site is now available for viewing for anyone interested in this type of
affordable accommodation.

We are proud of the quality of the builds and the especially designed homes
that are Six Star standard, disability friendly, efficient and affordable with non-intrusive support worker facilities.

The Board of the SAA Trust would like to thank the private unitholders for
their investments in the Trust as well as the Federal Government for their
initial Grant that was invested in SAA Trust units through our related entity and charity - SAA Tas Ltd.

These investments in units in the Trust as well as private and commercial loans provided over the years, have been instrumental in our achievements to date, helping relieve the affordable housing challenges faced by vulnerable Tasmanians.
